Boatshed London are delighted to offer this 72ft Wide Beam for sale with London residential mooring. Located on Anderson's Wharf on the Limehouse Cut, the desirable Limehouse area has great restaurants, bars and pubs, with fast transport links into central London and Canary Wharf.
This engineless wide beam has three large cabins and a great open plan living area that makes it an ideal family home or houseshare. Light and airy with large double glazed windows and plenty of headroom throughout, there are two bathrooms with showers and plenty of storage space to make this a really comfortable home on the water.
The CRT mooring is not transferable with the boat but is guaranteed until August 2018 after a sale. After that, the new owners will need to bid in an auction to keep the mooring. The current owners also had to do this but had no problem in securing the mooring indefinitely after that. The bid price returns to the reserve after three years. Current mooring fees are £7,700 p.a. which is really good value for this part of London. The boat is exempt from VAT which would usually be payable on top and there is the option of an additional 10% discount for annual upfront payments.
The moorings are very private and there are only two other boats on the pontoon. There is mains water and electricity as well as landline phone and own pump out station. The boat has a central heating and hot water system which uses a kerosene combi boiler, costing roughly £300 a year.
