Broker's Comments
Boatshed London are delighted to offer this 40ft Wide Beam with London residential mooring at Poplar Dock Marina, near Canary Wharf.
Built in 2004, this boat is a great little houseboat option for an individual or couple as it fits neatly into the lowest band of mooring fees, whilst providing more space than a longer narrowboat. It is also fitted with an outboard engine which makes it incredibly easy to maintain too so ideal as a first boat.
The interior is nice and bright and the extra beam means the owner can fit a full sized double bed and large sofa bed in the living room. The current owners have reworked the kitchen and living area so there is now a large breakfast bar.
The boat was lifted in 2019 for a survey and was completely repainted externally with new anodes fitted.
This boat is sold with a transferable residential mooring at Poplar Dock Marina which is in a great location for anyone working in Canary Wharf or the City. Blackwall DLR is 5 mins walk from the boat and Canary Wharf Jubilee (and Crossrail soon) is 12 minutes away. The marina is a friendly community of boaters that feels like a quiet village in the heart of this fast-changing part of London.
Current mooring fees are roughly £10,836 p.a. paid upfront, £11,702 paid monthly and the marina will charge a 7.5% + VAT transfer fee (of the sale price).
These boat details are subject to contract.
Note: Offers on the asking price may be considered.
